Methodology & Data Sources
Lis pendens data comes from county clerk of court records for Miami-Dade and Broward counties. A lis pendens is a legal notice filed at the start of a foreclosure proceeding, indicating that a lawsuit affecting the title to real property has been filed.
Plaintiff identification is based on the named plaintiff in the lis pendens filing. We normalize entity names (e.g., merging "US BANK NA" and "U.S. BANK NATIONAL ASSOCIATION") to provide accurate aggregate counts.
This data is updated weekly. Counts reflect all tracked filings, not just currently active cases — some may have been dismissed, settled, or completed.
