We analyzed 1,117,878 properties across South Florida to map which zip codes have the highest concentration of LLC and corporate ownership — and where individual homeowners still dominate.

Key Finding

67.6% of properties in zip code 33122 are owned by LLCs and corporations — the highest corporate ownership rate in South Florida among zip codes with 50+ properties.

Methodology & Data Sources

Ownership classification is based on the entity resolver, which categorizes property owners as either individuals (persons) or corporate entities (LLCs, corporations, trusts, and partnerships). The resolver uses pattern matching on owner names to distinguish between the two categories.

Property data comes from the Miami-Dade and Broward County Property Appraiser offices. We include all parcels with a valid owner name and zip code, excluding vacant government-owned land.

Corporate ownership includes LLCs, corporations, trusts, limited partnerships, and any entity that is not classified as a natural person. This is a broad definition — some "corporate" owners may be single-member LLCs used for personal asset protection rather than institutional investors.

Only zip codes with 50 or more properties are included to avoid misleading percentages from low-volume areas. Data is updated weekly as new property records are published.
