Where Are New Businesses Forming in South Florida?

We analyzed 519,857 Sunbiz LLC and corporate filings since 2015 and cross-referenced them with property sale prices to find which zip codes are seeing the most new business formation — and whether it predicts property appreciation.

Key Finding

Zip codes with the highest growth in new business filings saw 121.2% average property price appreciation over the same period — suggesting business formation may be a leading indicator of neighborhood growth.

Business Formation vs. Property Price Growth

Methodology & Data Sources

Business formation data comes from the Florida Division of Corporations (Sunbiz) bulk SFTP files. We parse daily delta files containing all new LLC, corporation, and limited partnership filings statewide, filtering to South Florida zip codes (33xxx and 34xxx). As of March 2026, our dataset includes 519,857 filings.

Property sale prices come from county property appraiser records for Miami-Dade and Broward counties. We use median sale price per zip code per year, filtered to transactions above $10,000 to exclude non-market transfers.

Correlation methodology: We compare the earliest two and latest two years of data for each zip code, calculating the percentage change in both business filings and median sale price. Zip codes with fewer than 50 annual filings in the early period are excluded to avoid noise from low-volume areas.

This analysis is exploratory and does not imply causation. Many factors influence property prices, and business formation is one potential signal among many. We update this data weekly as new Sunbiz filings and sales records are published.
