Methodology & Data Sources

Non-market transfers are property sales recorded at $100 or less. These are not arm's-length transactions — they typically represent LLC transfers, estate conveyances, trust restructurings, or related-party transfers where no actual market price was paid.

LLC involvement is determined by checking whether the buyer or seller name contains "LLC", "L.L.C.", "TRUST", "INC", "CORP", or similar entity designators. The 25% LLC rate is computed over Miami-Dade transfers only — Broward and Palm Beach property records don't expose buyer/seller fields in the public feed, so those rows are excluded from the rate calculation but counted in the totals.

Data comes from Miami-Dade and Broward county property appraiser records, updated weekly. We filter to sales recorded at $100 or less since January 2018.
