What Code Violations Mean for Investors and Buyers

For investors: High code violation density can signal both risk and opportunity. Areas with many open violations may have properties available below market value — but buyers must factor in the cost and timeline of bringing properties into compliance. Unresolved violations can result in liens, fines, and restrictions on resale or refinancing.

For buyers: Always check for open code violations before purchasing a property. Violations transfer with the property — meaning you inherit responsibility for fines and required remediation. Common violations include unpermitted construction, unsafe structures, overgrown lots, and zoning infractions.

For agents: Disclosure of known code violations is required in Florida real estate transactions. Use this data to identify potential issues early in the transaction process and set proper expectations with buyers about remediation costs and timelines.

Neighborhood signal: Concentrated code violations in a zip code can indicate deferred maintenance, aging housing stock, or areas undergoing transition. Conversely, areas with fewer violations often reflect newer construction, active HOA enforcement, or higher property values that incentivize maintenance.

County enforcement trends: Miami-Dade and Broward counties have increased code enforcement staffing and automated violation detection in recent years. Rising violation counts in some areas may reflect increased enforcement rather than declining property conditions.

Methodology & Data Sources

Code violation data comes from Miami-Dade and Broward county code enforcement records, updated weekly. We aggregate violations by zip code and count the number of distinct properties with at least one violation on record.

Violation types include building code violations, zoning infractions, unsafe structures, property maintenance issues, and unpermitted construction. Both open and resolved violations are included in the total counts.

This data is refreshed weekly as counties publish new enforcement actions and case resolutions.
